What to gather before your appointment

Clients get a personalised checklist in the portal, built for their actual situation. These general lists cover most people and are a good place to start.

Individual tax return

  • Photo ID and Social Security cards for everyone on the return
  • Last year's federal and state returns
  • W-2s from every employer
  • 1099s — NEC, MISC, INT, DIV, B, R, G, K
  • K-1s from partnerships, S-corps or trusts
  • Mortgage interest (1098) and property tax statements
  • Tuition (1098-T) and student loan interest (1098-E)
  • Health coverage forms (1095-A if you used the Marketplace)
  • Childcare provider details, including their EIN
  • Charitable donation receipts
  • Estimated tax payments made, with dates
  • Bank account and routing numbers for direct deposit

Business tax return

  • Prior year business return and depreciation schedules
  • Year-end profit and loss and balance sheet
  • Bank and credit card statements for every business account
  • Payroll reports — W-3, 941s, DE 9 and DE 9C
  • 1099-NECs issued to contractors
  • Loan statements showing year-end balances and interest
  • Asset purchases and disposals with invoices
  • Vehicle mileage log and business-use percentage
  • Inventory count at year start and year end, if applicable
  • Details of any owner contributions or distributions
  • Formation documents and EIN letter, if we are new to you

Rental property

  • Closing statement for any property bought or sold this year
  • Rent received by property
  • Mortgage interest statements (1098) by property
  • Property tax and insurance statements
  • Repairs and maintenance invoices — separated from improvements
  • Improvement and capital expenditure invoices
  • HOA fees, utilities and management fees
  • Prior year depreciation schedule
  • Days rented and days of personal use, for each property

First year in business

  • Articles of Organization or Incorporation
  • EIN confirmation letter from the IRS
  • Operating agreement or bylaws
  • Any tax elections already filed (Form 2553 or 8832)
  • Business bank account statements from the first transaction
  • Startup costs incurred before you opened
  • Seller's permit, city business licence and any professional licences
  • Details of every person you have paid, and how you paid them
